What Common Exclusions are Not Covered on a Home Insurance Policy?

An exclusion is an item that is not covered on a home insurance policy. This is a list of the “common” exclusions, meaning that most policies will not include these. Keep in mind every policy is different, some will have more exclusions and some will include the exclusions listed below. Mold (Still air)

Still air mold is not covered in your home insurance policy. For example, if a wall in your house is partially covered with mold, due to air, it will not be covered by insurance. Some companies will actually have mold included. If it is you will usually see it in your quote.

However, if a water loss causes the mold, it is considered a water claim. If that type of water damage is covered, then the subsequent mold will also be covered. The above reference mold which is covered by insurance.

Flood

Flood is never included in your homeowners insurance policy. People get confused about what the technical definition of a flood is. A flood, for insurance purposes, is rising water that affects two or more properties from the same instance. If you would like flood coverage you generally have to purchase a separate policy. If somebody creates damage on purpose, they will be denied of a claim. Unfortunately people will try to commit fraud by purposely submitting a false claim. This jacks up the prices for everybody. Don’t be that guy.

Wear & Tear

Wear and tear on your house will not be covered by standard homeowners insurance. Wear and tear can be consider any gradual damages to your house that happen over a long period of time. There is an agreement between homeowner and insurer. The agreement asks the homeowner to keep up with any expected maintenance, and the insurance will be there if anything unexpected happens. This exclusion keeps insurers from being liable in situations where the damage is due to the homeowners negligence. Common issues that are placed under wear and tear include rodent/termite/pest infestations, rust, siding cracks, and any maintenance issues. Be mindful of wind driven rain. This is roof damage over the period of many storms. Many companies consider wind driven rain to fall under the category of wear and tear, which again, will not be covered.

Earth Movement

Earth movement is a big one. It can cause many damages to your house, including but not limited to cracks in the foundation and shifting/settling of the house. It is paramount you understand this, because if you try to submit a claim for these reasons, it will be denied 100 percent of the time. The only way to get true foundation coverage is through a foundation warranty.
